(V) Parkwood Crossing East Directory Sign Variance.
The applicant seeks the following development standards variance approval for the Amenity Building:
2. Docket No. PZ-2023-00168 V UDO Section 5.39(I) 3 directory signs allowed for the overall
development, 4 total requested. The site is located at 550 E. 96th St. and is zoned MC/Meridian Corridor.
Filed by Amber Swanner of Eye 4 Group, LLC on behalf of Parkwood Crossing.
General Info:
• The Petitioner seeks approval for a directory sign within the Parkwood Crossing office building complex.
• The ground sign will be located just north of the PARC amenity building, within the office building complex,
along the internal private drive.
• Surrounding this site are parking lots and office buildings.
• Please see the Petitioner’s info packet for more detail on the variance request.
Variance Requested:
Additional Directory Sign -
• The Petitioner would like to add an amenities directory sign in front of the amenity building.
• This is a variance request to have one additional directory sign in the office complex.
• Only three directory signs are allowed for the overall development, and four total is requested.
• The sign panel/text areas will be at most 20 sq. ft. in. area, and the sign will be 6 feet tall.
• The one-sided sign will be a dark gray color and a light cherry wood color.
• Landscaping planter boxes will exist along the sides of the sign.
• The sign will a mixture of non-lit areas and back-lit panels.
Remaining Review Comments:
• The Petitioner addressed all planning/zoning review comments.
Final Comments:
• The sign will be aid in wayfinding within the office complex.
• Planning Staff is supportive of the sign variance.
Findings of Fact:
• Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet.
Recommendation:
• The Dept. of Community Services (DOCS) recommends positive consideration of this variance request, and
with adoption of the Findings of Fact submitted by the Petitioner.
