Docket No. PZ-2023-00155 PV: Plat Vac. for a portion of Harry Bowser’s Northridge Addition
Dear Mr. Wert,
The Carmel Plan Commission took the following action at its August 15, 2023, meeting regarding site plan
and design approval to remodel and expand the current business. Plat Vacation of 18 lots in Harry Bowser’s
Northridge Addition is needed for the expansion to occur. The site is located at 10402 College Avenue. It is
zoned B-3/Business and is within the Homeplace Business Overlay District.
APPROVED with CONDITIONS:
• PZ-2023-00110 DP Amend/ADLS Amend: Rosie’s Garden Business Expansion
• PZ-2023-00155 PV: Plat Vacation for a portion of Harry Bowser’s Northridge Addition
• CONDITIONS:
o Address all remaining TAC review comments in ProjectDox
o The Petitioner works with Planning Staff on the dedication of the Right of Way (ROW)
In order to assist the Department’s review, please attach a copy of this letter when submitting application for
any permits regarding the improvements contained within this approval.
