Re: BZA Docket Nos. PZ-2023-00171 to - 00172 V: Vien Residence Variances.
Dear Mr. Huffman:
At the meeting held on Monday, August 28, 2023, the Carmel Board of Zoning Appeals Hearing Officer took the
following action regarding the Development Standards Variance (V) requests filed by you for the property located
at 1571 Asherwood Lane:
APPROVED with CONDITION: Vien Residence Variances - Development Standards Variance approval for:
• PZ-2023-00171 V: Maximum 18-ft accessory building height allowed, 20’- 2 ¼” granted,
• PZ-2023-00172 V: Combined square footage of the Ground Floor of a Private Garage and/or
Accessory Building shall not exceed 75% of the Ground Floor Area of the Principal Building; 79%
granted, and
• CONDITION: The Petitioner provides a copy of a recorded commitment to DOCS within 30 days of
approval, that the pool house will not be used as a residence/dwelling.
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must
have been received and approval granted by this Department. The expiration date of the approval is Aug. 28, 2026.
Please include a copy of this letter with any permit application.
