THE CARMEL/CLA Y ADVISORY BOARD OF ZONING APPEALS

Notice is hereby given that the Carmel/Clay Board of Zoning Appeals meeting on the
23rd day of October, 2006 at 6:00pm in the City Hall Council Chambers, 1 Civic Square, Carmel,
Indiana 46032 will hold a Public Hearing upon a Developmental Standards Variance application
to:
permit a ground sign to replace the existing pole sign at the Hunter's Quest
Shopping Center. Petitioner seeks relief from Section 23F.13.01 of the Carmel
Drive-Rangeline Road Overlay Zone ordinance prohibiting ground signs.
The real estate affected by said application is described as follows:
Part of Section 31, Township 18 North, Range 4 East, Hamilton County, Indiana, more
particularly described as follows:
Commencing at the Southwest Comer of said Section; running thence North 01 degrees 04
minutes 45 seconds West and along the West line thereof 1752.85 feet; thence North 89 degrees
55 minutes East and along the center line of Carmel Drive 250 feet to the beginning point of this
description; running thence North 01 degrees 04 minutes 45 seconds West 215.15 feet; thence
North 89 degrees 55 minutes East 350 feet; thence South 01 Degrees 04 minutes 45 seconds East
215.5 feet to the center line of Carmel Drive; thence South 89 degrees 55 minutes West and along
center line 350 feet to the point of beginning. (Tract I is commonly known as "Hunter's Quest"
and consists of approximately 1.821 acres, more or less)

Board of Zonin!! Aopeals Public Notice SiD Procedure:
The petitioner shall incur the cost of the purchasing, placing, and removing the sign. The s
must be placed in a highly visible and legible location from the road on the property that is
involved with the public hearing.
The public notice sign shall meet the following requirements:
1. Must be placed on the subject property no less than 25 days prior to the public
hearing
The sign must follow the sign design
requirements:
Sign must be 24" x 36" - vertical
Sign must be double sided
Sign must be composed of weather
resistant material, such as corrugated
plastic or laminated poster board
The sign must be mounted in a heavy-duty
metal frame
The sign must contain the following:
. 12" x 24" PMS 1805 Red box with white
text at the top.
. White background with black text below.
. Text used in example to the right, with
Application type, Date*, and Time of
subject public hearing
* The Date should be written in day,
month, and date format. Example:
Monday, January 23
The sign must be removed within 72 hours of the Public Hearing conclusion
