The applicant seeks the following development standards variance approval:
Docket No. 06100002 V Chapter 23F.13.01.A ground signs prohibited in Overlay
The site is located at 1001 Range Line Rd is zoned B-7/Business and is within the Carmel Dr. - Range
Line Rd. Overlay. Filed by Amanda Gates for Sign Craft Industries.
General Info:
The applicant seeks development standards variance approval
to have a ground sign. The new sign was a face change out of
an existing sign. The KinderCare building sits far back on this
site; it is not close to the road.
Analysis:
The site lies within the Carmel Dr. - Range Line Rd. Overlay,
which prohibits ground signs. The structure & framework for
the new sign was in place before the overlay was adopted. The
new color, location, and design for the ground sign was
recently approved by the Plan Commission Special Studies
Committee.
Findings of Fact:
1.) The approval of this variance will not be injurious to
the public health, safety, morals, and general welfare of the
community because: the new sign is a face change of an
existing sign that was in place before the Overlay was adopted.
2.) The use and value of the area adjacent to the
property included in the variance will not be affected in a substantially adverse manner
because: the new sign is a face change of an existing sign that was in place before the Overlay
was adopted.
3.) The strict application of the terms of the Zoning Ordinance to the property will result in
practical difficulties in the use of the property because: the business will have to erect a
wall sign on the building, which sits far back on the property, possibly causing hardship of site
identification.
Recommendation:
The Dept. of Community Services recommends positive consideration of Docket No. 06100002 V.
Note: A sign permit is required for this sign.
