3d. St. Vincent Heart Center of Indiana- Signage
The applicant seeks the following development standards variance approval:
Docket No. 06100003 V Section 25.07, Sign Chart B wall sign size
The site is located at 10580 N Meridian is zoned B-6 and is within the US 31 Overlay.

General Info:
The applicant seeks development standards variance
approval in order to have a wall sign that is 35 sq ft larger
than what the sign ordinance allows. The sign ordinance
allows a 100-sq ft wall sign, based on building width and
sign distance from road right of way. The proposed sign
will be 13 5 sq ft in area.
Analysis:
The Indiana Heart Center has merged with St. Vincent. The
designs and locations of new signage for the whole site was
presented and approved by the Plan Commission
. Subdivision committee on Oct. 3, 2006. The sign is larger
because ifhas to be readable from US 31, as well as show
the two companies involved in the merger: St. Vincent and
the Indiana Heart Center.
Findings of Fact:
1.) The approval of this variance will not be
injurious to the public health, safety, morals, and general welfare of the community
because: the new wall sign will be similar in size and design of the previous wall sign that was
in place, prior to the companies' merger.
1) The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner because: the new wall sign will be similar in size
and design of the previous wall sign that was in place, prior to the companies' merger.
2) The strict application of the terms of the Zoning Ordinance to the property will result in
practical difficulties in the use of the property because: the wall sign may not adequately
read well from US 31 and 106th street, due to its location on the building and distance from the
roads, possibly causing a hardship on patrons trying to locate the site.
Recommendation:
The Dept. of Community Services recommends positive consideration of Docket No. 06100003 V.
