4. Docket No.PZ-2023-00130 ADLS Amend: Jackson's Grant Village Townhomes Amendment
The applicant seeks architectural design approval for a few of the townhome buildings at Jackson's Grant Village
to move the outdoor living space from the front of the building to the rear,which will also reduce the height from
3 stories to 2 stories. The site is located at 520 W 116th Street. It is zoned Jackson's Grant Village PUD
(Ordinance Z-653-20). Filed by Doug Wagner with Republic Development.
Petitioner: Doug Wagner:
• With me tonight is the builder,John McKenzie of McKenzie Homes
• Initially,David Weekly Homes were going to build some of these townhomes
• Once we had McKenzie under contract,we had discussions about the orientation of the homes
• We wanted to move the unit's common space area
• Our potential buyers like McKenzie's floor plans,which changes the look of the building
John McKenzie:
• From a sq. ft. standpoint,we are a little less than the 3 story units at less than 3,300 sq. ft
• We will be using the same landscaping plans for our buildings
• Only change is that the open space on the top floor will not be there and be located in the rear
• With 52 units, it's nice to have different options for our buyers
• These 2-story units will be 150k less than our 3-story units. 2-story units will sell for 800k.
• We will have variation on the roof elevations,making them not look so boxy
• All units will have the same window configuration with a metal roof.We are looking to break up the
windows and brick combinations to have some diversity.
• These 2-story units will be part of 4-and 5-unit buildings
• The layouts of the 2-story units will have 100%brick besides the windows and popout bay window
Department Report: Alexia Lopez
• We listed some outstanding items in our report. Staff would like to see some tweaks to the architecture design.

• We asked the Petitioner to have all brick in the rear elevations
• Staff is supportive of having the patio space in the rears instead of on the roof tops
• We are asking them to add more second-story windows or separate the windows to align with the lst floor
windows. We would like to see more window space and less brick.
• Staff have questions about the offsetting of the building units. The elevations show an offset,but the floor plans
do not. Staff would be in favor of having the building offset, instead of flat,so there's some breakup
• Will there be a roof over the rear outdoor space?Doug Wagner:No roof or covering.
• Staff would like to hear the Committee's thoughts on the 2'floor windows
Committee Comments:
Hill: I support Staff's comments in breaking up the bay windows.Doug Wagner: Presented the elevations, does the
Committee like the newer renderings that show more breakup of the windows? Yes. John McKenzie: People usually like
it darker in their bedrooms. Transient windows are tough to put blinds on.
A Motion Made by Hill and seconded by Buckler to approve Docket No.PZ-2023-00130 ADLS Amend with the
Condition of finalizing all Planning Staff review comments from the June 27th Department Report and in
ProjectDox. Approved 4-0.
