The applicant seeks construction approval for a proposed 1 1,92 I-square foot, two-story
office building and related parking.
The site is located at 1 17th Street and College Avenue and is zoned B2.
Filed by Mark Monroe of Wooden & McLaughlin LLP for REI Real Estate Services,

The petitioner seeks to plat 2 lots on 4.5 acres for the purpose of creating two commercial lots.
On the southern lot the applicant is requesting approval to build a two-story office building on a
4.5-acre parcel. These items were on the September 19th Plan Commission Agenda. No one
spoke in opposition. Please see the informational packet prepared by the applicant for an
overview of this project.
Staff has no concern about the platting of this acreage. However, the following commitments are
necessary prior to plat approval:
1. Dedication of the Thoroughfare Plan half right way.
2. Upgrading of the adjacent segment of College Ave to the Thoroughfare Plan standard (or the
contribution of funds equal to this cost for the future construction of such).
3. Revision to the pedestrian path along College Ave. and the sidewalk along 1 17th Street.
These should intersect and provide for continued travel around the corner.
The proposed structure under ADLS review would be constructed of brick and cement board
siding, with a hip roof. Two brick monument signs, measuring four feet, would be placed on the
site, one at each frontage.
Plan Commission members made the following suggestions:
1. Move the building to the College Ave. /11 ih Street frontage. Basically flip the entire site
plan so that the structure is given the highest profile site location.

2. Given the chosen architectural style, a stone exterior would be more appropriate that
brick.
3. The pergola details do not match those shown on the elevations. Which is proposed?
Staff recommends forwarding these items back to the full Plan Commission with a positive
recommendation after all of the listed items are discussed and fully resolved.
