Docket No. 06080003 ADLS: Meridian Technology Center-Strategic Marketing & Research The applicant seeks construction approval for a proposed 11 ,921-square foot, two- story office building and related parking. The site is located at 117th Street and College Avenue and is zoned B2. Filed by Mark Monroe of Wooden & McLaughlin LLP for REI Real Estate Services, LLC. The applicant is requesting approval to build a two-story office building on a 4.5-acre parcel. Please see the informational packet prepared by the applicant for an overview of this project. This project is also related to Item 8H (Primary Plat request). The site is located on the west side of College A venue, and the north side of 117th Street. It is currently unimproved, and is adjacent to other office commercial uses. The proposed structure would be constructed of brick and cement board siding, with a hip roof. Two brick monument signs, measuring four feet, would be placed on the site, one at each frontage. Petitioner should bring the following to the Committee meeting: 1. Update on landscape plan and engineering approvals. 2. Information on how mechanical equipment will be screened. From the elevations it would appear that this could be a fake pitched roof that screens the view from a central HV AC area. Please confirm. 3. Details/samples on the colors and treatment of building materials. The Department recommends that this item be forwarded to the Special Studies Committee on October 3, 2006, for further discussion. The Department also requests that the Plan Commission suspend the rules of procedure and allow the committee to grant tinal approval to this item. o Q CARMEL PLAN COMMISSION DEPARTMENT REPORT September 19, 2006 8H. Docket No. 06080010 PP: Meridian Technology Center-Strategic Marketing & Research The applicant seeks to plat 2 lots on 4.5 acres. The site is located at 11 ih Street and College Avenue and is zoned B2. Filed by Mark Monroe of Wooden & McLaughlin LLP for REI Real Estate Services, LLC. The petitioner seeks to plat 2 lots on 4.5 acres for the purpose of creating two commercial lots. Please refer to the information packet for full details. The southern lot has a proposed development plan (item 11 on this agenda). The northern lot would return to the Plan Commission as an ADLS in the future, prior to development. Staff has no concern about the platting of this acreage. However, the following commitments are necessary: 1. Dedication of the Thoroughfare Plan half right way. 2. Upgrading of the adjacent segment of College Ave to the Thoroughfare Plan standard (or the contribution of funds equal to this cost for the future construction of such). 3. Revision to the pedestrian path along College Ave. and the sidewalk along 11 ih Street. These should intersect and provide for continued travel around the comer. The Department recommends the Plan Commission waives their rules of procedure and approve this item at tonight's meeting subject to the recordation of the above written commitments - provided that no new issues or concerns are raised during discussion. ...
