NOTICE OF PUBLIC HEARING
Docket No. 06080010 PP
The Carmel Plan Commission will meet on the 19th day of September, 2006, at
6:00 p.m. at Carmel City Hall, 1 Civic Square, Carmel, Indiana 46032 for the purpose of
holding a public hearing on REI Real Estate Services, LLC's ("Petitioner") Primary Plat
application for the property located at the northwest comer of I 17th Street and College
Avenue in Carmel, Indiana. The Petitioner requests Primary Plat approval to create 2 lots
on approximately 5 acres.
The property that is the subject ofthe Primary Plat is further described in the
attached legal description. The application is identified as Docket No. 06080010 PP.
Interested persons desiring to present their comments either in writing or verbally
will be given the opportunity to be heard at the aforementioned time and place.
Interested persons may also file written comments prior to the meeting with the Carmel
Department of Community Services. The applications and plans may be reviewed at the
Carmel Department of Community Services office located at Carmel City Hall, 1 Civic
Square, Carmel, Indiana 46032. The hearing may be continued from time-to-time as may
be found necessary.

Part of the Southeast Quarter of Section 35, Township 18 North, Range 3 East of the
Second Principal Meridian in Hamilton County, Indiana, being more particularly
described as follows:
COMMENCING at the Southeast Comer of the said Southeast Quarter; thence North 89
degrees 07 minutes 52 seconds East (Assumed Bearing) along the South Line of the
Southwest Quarter of Section 36, Township 18 North, Range 3 East a distance of 148.00
feet; thence North 00 degrees 16 minutes 22 seconds West, parallel with the West Line of
said Southwest Quarter Section, a distance of 734.00 feet; thence South 89 degrees 07
minutes 52 seconds West, parallel with the said South Line, a distance of 224.32 feet to a
curve having a radius of 650.00 feet, the radius point of which bears North 79 degrees 58
minutes 39 seconds East; thence Northerly along said curve a distance of 108.46 feet to a
P.K. nail and the BEGINNING POINT which bears South 89 degrees 32 minutes 18
seconds West from said radius point; thence South 89 degrees 43 minutes 38 seconds
West a distance of 315.00 feet to a P.K. nail; thence North 00 degrees 00 minutes 00
seconds East a distance of 724.98 feet to a P.K. nail; thence South 62 degrees 10 minutes
57 seconds East a distance of 82.64 feet to a P.K. nail and a curve having a radius of
500.00 feet, the radius point of which bears South 27 degrees 49 minutes 03 seconds
West; thence Southerly along said curve an arc distance of 646.63 feet to a P .K. nail and
the point of reverse curvature of a curve having a radius of 650.00 feet, the radius point
of which bears South 78 degrees 05 minutes 00 seconds East; thence Southerly along said
curve an arc distance of 140.43 feet to the BEGINNING POINT, containing 4.529 acres,
