9H. Docket No. 06080014 DP/ADLS: Renaissance Hotel
The applicant seeks approval to construct a full-service hotel.
The site is located at 11911 N. Meridian St. and is zoned B-6/Business within the
US Hwy 31 Corridor Overlay.
Filed by Paul Reis of Bose McKinney and Evans LLP for W & H Realty.
The applicant seeks approval for a full service hotel. The proposed site is an
undeveloped parcel on US 31, west of the City Center Drive (122nd St.) and Pennsylvania
St. intersection.
As proposed this use and structure comply with the zoning regulations. Staff has worked
closely with the petitioner to make necessary revisions prior to this public hearing. The
submitted informational packet details the most recent proposed site and structure.
There are no outstanding engineering concerns.
Staff recommends the following items are presented at the Subdivision Committee
Meeting:
1. The photometric lighting plan does not comply with the US 31 lighting intensity
standards. Please refine the lighting (shielding and direction) to comply.
2. Submit a revised landscape plan that addresses outstanding issues (response to Urban
Forrester comments dated 8/12/06)
3. Building material and color samples for review.
The Department recommends that this item be forwarded to the Special Studies
Committee on October 3, 2006, for further discussion. The Department also
requests that the Plan Commission suspend the rules of procedure and allow the
committee to grant final approval to this item.
