7. Docket No. 06080014 DP/ADLS: Renaissance Hotel
The applicant seeks approval to construct a full-service hotel.
The site is located at 11911 N. Meridian St. and is zoned B-6/Business within the US
Hwy 31 Corridor Overlay.
Filed by Paul Reis of Bose McKinney and Evans LLP for W & H Realty.
The applicant seeks approval for a full service hotel. The proposed site is an undeveloped parcel
on US 31, west of the City Center Drive (122nd St.) and Pennsylvania St. intersection. This item
was heard at the September 19th Plan Commission Meeting. No one spoken in opposition.
As proposed this use and structure comply with the zoning regulations. Staff has worked closely
with the petitioner to make necessary revisions prior to this public hearing. The submitted
informational packet details the most recent proposed site and structure.
There are no outstanding engineering concerns.
Plan Commission members requested that the facades facing US 31,be discussed in detail at the
Special Studies Committee meeting. Members suggested that additional details be added to the
meeting centerlballroom building along its US 31 frontage.
Staff recommends the following items are presented at the S'II.Ji . ~ll~' .n Committee Meeting:
1. A revised photometric lighting plan that complies with the US 31 lighting intensity
standards.
2. Submit a revised landscape plan that addresses outstanding issues (response to Urban
Forrester comments dated 8/12/06)
3. Building material and color samples for review.
The Department recommends that this item be continued to the November 2nd Special
Studies Committee Meeting for further discussion and review. If the above listed items are
presented and are satisfactory, the Department will recommend this item be sent to the full
Plan Commission with a positive recommendation.
