All Fire Department Connection locations, PIV locations, and Fire Hydrants
locations shall be approved by the CFD. CFD approvals for these items has
not been issued at this time. The buildings required to be sprinklered do not
have FDC, and PIV's shown on utility plans. Fire hydrants shall be located
within 100 FT of FDC's.

507.5.4 Obstruction. Unobstructed access to fire hydrants shall be
maintained at all times. The fire department shall not be deterred or
hindered from gaining immediate access to fire protection equipment or fire
hydrants. Access to several fire hydrants are obstructed by parking spaces.
Fire hydrants shall be located at positions that are not directly in front of
obstructions including parked vehicles.

Add acoustic fence on sides of Pickleball fence within 500' of a residence to
help mitigate sounds from court. CCPR uses AcoustiFence at courts in
Lawrence W. Inlow Park and Meadowlark Park

although other vendors may offer similar products.

PUD Sec 13.2.c requires 3 shade trees, 3 ornamental trees and 15 shrubs per
100 linear feet. As this area is wooded, I would recommend preserving the
existing woodline instead of tree clearing and replanting, as long as the
woodline would be a complete buffer with appropriate native trees that are
structurally healthy.

We have incorporated the masonry component to the
entirety of the first floor, as per the PUD ordinance. The
comprehensive design intent is to establish variety using
building materials as patterns to form a variety of faces
for each cottage, while maintaining a cottage scale for
the larger multi-story buildings. Together these
buildings form a cohesive community with variety in

The CN calculation provided in this report was for this
development only to show that it adheres to the overall
master plan CN. CN of the future development
northeast of the subject site will need to verify the CN of

Thank you for the response, however, the design intent
is not the same with the dormers on the ends of the
buildings. The front of the facade has a much longer
unbroken roof plane which would benefit more from
the dormers. Also, the front of the home faces the
street or common area in most cases and the sides are
not as visible. Please put the dormers back on the front
like you showed us in the PUD when you came through
for initial approval.

variety across the project. The garage serves as a
transition piece to allow different masonry components
and/or facades on the cottage to either side of the
attached garage. This allows us to vary the height of
the masonry component by cottage type to achieve the
overall variety and design intent of the project.

that we utilize high-end building materials that do not

Bicycle parking - retail
Section 5.29 of the UDO require bicycle parking for retail to be provided at a
rate of 2 spaces for every 5,000 sq ft of retail space. Please ensure that the
total number of bicycle parking spaces provided will comply with the
required number of bicycle parking for the retail and the multi-family
bedrooms included in these buildings.

Bicycle parking locations
Section 5.29 of the UDO requires bicycle parking to be installed within 50 ft
of the main entrance(s) of the building(s) they serve. Please revise the plans
so that the racks are closer to the entrances of the buildings. Please consider
spreading the racks out near multiple entrances for each building rather than
grouping them together to provide more convenient locations for cyclists to
access the racks/buildings.

As pointed out by Crossroad Engineers in comment #121, all swales and
100-year clogged condition ponding located on the lots will need to be
contained within drainage easements. Please review the plans and place
these easements on all lots that fall under this criteria. These easements will
need to be shown on the plans and the plat.

and tenatively approved, the construction plans have
been updated accordingly.

We will continue to require a drainage easement placed
over the swale and 100-year clogged condition ponding
located on lots. We will entertain a reduced easement
width but will not allow the easement to be excluded
entirely. Please show this on the plans and the plat on

Drainage systems are being proposed as privite until
they enter a public rightof way. A waiver regarding
these drainage systems and swales is being requested.
Downstream systems from public rights of way are
contained within 30' draiange easements.

There are several instances of plan sheets with the same page number but
different titles. For example, there are two C300s uploaded but one is titled
"Development Plan" and the other is titled "Site Plan". Please remove all
duplicate sheets to avoid confusion on further review cycles. Please also
ensure that all information are conveyed from the later plan sheets to the
most up-to-date. The example I gave show the storm system on the earlier
submittals but they have been removed on the latest submittal.

Although we have comments remaining, we are comfortable with engineers
estimates being provided with the next submittal for our review. We will
need a stormwater estimate for all temporary and permanent erosion control
measures and a right-of-way improvement estimate for all work proposed
with City right-of-way.

Bike racks for amenities
Distribute these racks so they are closer to all of the amenities' entrances to
provide better and more convenient access to each amenity. Section 5.29 of

Per a conversation with Willie Hall on 7/1/24, it was
discuss that the commercial c-value listed in Table 201-
1 is 0.85, which is the same as what is listed for
pavement. The site will be required to have some
greenspace to meet the CN requirement of 94, as the
CN for impervious area is 98. The c-value calculation for
storm structure 676 assumes that the impervious
percentage for the 2.36 acre future development will be
85% impervious and 15% pervious. At this ratio, the
resultant CN would be 95.3, therefore, to meet the 94
CN requirement, the impervious value would need to be
less than the assumed 85%.

and future City right-of-way 4. A right-of-way performance bond for 100% of
