Explanation
Dan Young Chevrolet has filed a request for the amendment of a special use approval with
respect to a building on real estate commonly known as 4100 East 96th Street, Indianapolis, Indiana
46280, and located on the northeast comer of Lake shore Drive and 96th Street. This request applies
only to what is identifie~ on the enclosed aerial photograph (Exhibit 2) as Building # 1. Building #2,
the Honda Building, will remain unchanged.
The permitted special use of automobile sales and service was previously approved for all
of the real estate including Building #1 and Building #2 (the "Original Approval"). The purpose of
this amendment is only (i) to permit the enlargement of Building # 1 for the operation of a body shop,
and (ii) to change the facade of Building # 1 to be compatible with the Honda Building immediately
to the east. A comparison of the existing facades and the revised facade of Building # 1 is enclosed
as Exhibit 5.
By way of general background, an amendment to the Original Approval was recently
approved by the Board of Zoning Appeals. That amendment permitted, among other things, a
change in the facia of the south elevation of Building #1 for an Oldsmobile dealership. Because of
changed circumstances, Dan Young cannot proceed with the use of Building #1 as an Oldsmobile
dealership. . Therefore, the facade of Building #1 will not be changed to an Oldsmobile building as
permitted by the first amendment; instead, the changes requested in this petition are expected to be
implemented.
The enclosed colored site plan (Exhibit 3) shows the enlargement of Building #1 for the body
shop, and the additional landscaping which will screen vehicles to be repaired in the body shop. As
illustrated by the enclosed building elevations (Exhibit 4), the building addition will be of the same
brown brick which exists on the building today. Finally, as indicated on Exhibit 5, the EIF S finished
facade will make the building architecturally compatible with the Honda Building immediately to
the east.
