Dear Mr. Barden,
On November 8, 2006, I met with yoU, craig Harrell, also of Pulle Homes, and the homeowner, Mr. Dan
Schuchman at the home referenced above. The purpose of my visit was to observe basement wall
Issues that have been identified as possible concerns.
During the basement excavation on the adjClcent property, the basement foundation of Mr.
Schuchman's home was exposed. There a\'8 also two areas wI'Iere the bucket of the excavator
apparently came into contact with the existing structure; there Is Chipped concrete (Clpproxim2\tely 2 x 20
inches) on Dna of the vertical edges of the counterfort and a small area of the waterprooflng protection
board is missing (approximately y, x 5 inchE!$). At the location of mISSing protection board, the black
waterproofing material remilins intact on the extertor Sl.lrface of the conorete wall, indicating no contact
of the bl.lcket with the wail, only with the protection board.
The basement is unfinished in the area of concem allowing fl.lll access for observation and evaluation.
There are two windows in this wall and a pocket supporting tl'le steel floor support beam.
There are diagonal cracks extending downward from the Io_r inner corners of the window openings.
Both cracks rl!lmain tight, considered to be hairline. There is water staining at the location of these
cracks and under the windows indicating water infiltration.
There is an area at the top of thli! wall to the left of the beam pocket where the concrete was not fl.llly
consolidated during installation, ihe surface of the concrete is rough and a vertical crack is visible.
Water staining is visible here as well.
The wall was dry at the time of my evaluation.
The cracking at the window openings is consistent with typical cracking due to concrete shrinkage.
Because concrete shrinks in all directions, cracking usually emanates from the corners of wall
openings and "reentrant" or inside comers of slabs. Shrtnkege oracking typieally ooc:urs early In the
concrete curing process.
The area of poarly consolidated concrete Is very localized and appears to be limited to the concrete at
the interior surface of the wall. The visible crack is liKely to also be due to concrete shrinkage; the
longitudinal $hrlnkage of the wall.

The structural integrtty of the wallis not compromi5ed by the existence of these cracks. There are alea
no indications of damage to the wall caused by the contact of the excavator to the outside comer of the
counterfort. The concrete walls remain structurally sound. No remedial measures are necessary.
The visible water s1aining on the inside of the basement walls could have occurred during the initial
cons1ructlon of the home. However additional sealant may be req\.lired aro\.lnd the outside of window
unlt9 and in tha lower corners of the window openings in the concnlte wall.
The waterproofing system at the loeation of the missing protection board should be repaired In
accordance with manufacturer's instructions to ensure adequate protection.
