Project Description: Whiteley Residence, Detached Garage Variances - Setback Section of UDO being varied from: This request is to ask for a variance to encroach 8-ft on the drainage easement that has already been permitted and filed with the Hamilton County Surveyor's office. This request is related to the bylaws outlined in the UDO Sections 5.02.B.1.b and 5.02.B.3. We wish to adhere to the rules stated with respect to the building location as it relates to the drainage easement and the setback from the main structure. Variance also requested for Ground Floor Area. Explanation of why variance/waiver is being requested: The request is related to the allowance of a 24' x 30' detached garage located near but detached from the main structure. The structure we would like to build would be 24 x 30 (720 sq. ft.) This square footage added to the existing garage space attached to the existing home is 1380 sq. ft. This total square footage calculates to roughly 86% garage coverage on the property. Our request is to be granted a variance for the 30 feet in depth of the detached garage. Based on the distance between the SW edge of the primary dwelling and the NE corner of the proposed garage, how the building would be positioned encroaches in to the drainage easement, and also provides a narrow gap between the primary dwelling and the garage. Our thought process was we would like to have at least 12 ft of space between the building for passage of people and equipment when needed.
