Unit 2E - 06090026 V & 06090027 V Dear Mr. Shinaver: At the meeting held Monday, November 27, 2006, the Carmel Advisory Board of Zoning Appeals took the following action regarding the Developmental Standards Variances (V) filed by you for the property located at 257 Nordyke Avenue, northeast of Third Avenue NW and Main Street. APPROVED: Docket Nos. 060090026 V and 06090027 V Development Standards Variances for non-residential uses on 2nd and 3rd floors and 2-car garage requirement with the Condition that the facility may only be used for interior design studio, art studio, art gallery, art center or similar use. Please be advised that per Section 30.05.05: Time Limit of the Zoning Ordinance, the aforementioned Development Standards Variance approvals are valid for one (I) year. By that time, either continuous construction of the improve- ments must be underway, or a written request for a one-time, six-month extension of the approvals must have been received and approval granted by this Department. The expiration date of the approval is November 27, 2007. When applying for applications for permits regarding the improvements contained within this approval, please include a copy of this letter with your application materials in order to assist the Department's review.
