The sign ordinance only allows one sign per road frontage, and this building only faces one road. The total signage square footage permitted by the sign ordinance for the Goodwill store tenant space is 105 square feet, and the petitioner is proposing 122.4 square feet total of signage. The first wall sign is 104.5 sq feet in area, and the "Donation" sign is 17.92 sq ft in area. Analysis: The second wall sign will direct patrons to the donation center for Goodwill, making it more of a directional sign in nature. There is a separate area within the store for donations drop-off, as opposed to entering the retail area. Findings of Fact: 1.) The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: the second sign is more directional in nature. It does not state a business name; it only contains the word "Donations". 2.) The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the second sign is more directional in nature. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: patrons of the site may have difficulty identifying the donation area, which is separate from the retail area within the store. Recommendation: The Dept. of Community Services recommends positive consideration of Docket No. 06100027 V. Note: a sign permit is also required.
