Attached, you will find an information packet detailing a variance request to the
Development Ordinance of Carmel for the property at 877 Bridle Court, Carmel, IN
46032.

Statement of Variance
Petitioners seek a variance of UDO Section 2.08 for a setback to reduce the
required aggregate side yard. The variance is requested for approximately 11
square feet of building area extending beyond the 10' side setback, this equates to
approximately 2' at the most extreme corner. This is necessary due to the
property line being at an angle to the existing structure (see attached proposed
site plan). The aggregate side setback will still meet the requirement of being
significantly more than 10'. The total lot coverage with the addition adheres to the
maximum of 35 percent lot coverage.
Statement of Support
Petitioners' plan complements the aesthetic of the existing home and will match
in quality and material. The addition will add value to the property and those
adjacent to it. There will be no use of adjacent properties. The project received
the go-ahead from adjacent neighbors. The existing home is thoroughly
maintained and updated on a regular schedule.

1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of
the community because:
The structure will be attached to the existing home and roofline. A concrete foundation will be constructed
to ensure the project is structurally sound. The structure will match the current aesthetics in design and
materials.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
The structure will add value to the home and those adjacent to it. There will be no impact whatsoever to the
use of the adjacent properties. The structure will feature landscaping around it, and it will be maintained in
a practice and manner consistent with the presentation of the rest of the property.
3. The strict application of the terms of the Unified Development to the property will result in practical
difficulties in the use of the property because:
If denied, it would necessitate a move to a dwelling that has main-floor accommodations for the purpose of
aging in place.
DECISION
IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards Variance
Docket No.
PZ-2023-00124 V is granted, subject to any conditions stated in the minutes of this Board, which are incorporated
herein by reference and made a part hereof.
