UDO Section 3.14.A.1.: Parking within the front yard setback exists now and is planned to continue with the proposed expansion. Additional right-of-way along College Avenue is being dedicated. UDO Section 5.39.H.2.a.: One sign per street frontage is the standard. Two suspended signs have been removed from the site. A new monument sign is proposed at the new entrance. Variance is being requested to allow the existing monument sign, which is built into an existing stone wall, to remain. Outdoor displays are essential to the business model and have existed since the inception of the retail use of the property in the 1990s. Continuing to allow parking in the front setbackwill allow expansion to occur with no disturbance of existing green houses. The existing sign is part of a stone wall that is proposed to remain. The proposed sign is tastefully designed and better identifies the business.
