FINDINGS OF FACT FORM 170218003 – Asherwood South Project Description Summary Introduction Asherwood Carmel Investment, LLC is pleased to propose an addition to Asherwood single-family subdivision, to be known as Asherwood South. This section will consist of 6 lots and will be located on the 15+/- acres south of the existing Asherwood subdivision. Asherwood is planned as a high-quality subdivision with all lots being a minimum of 1 acre in size. Asherwood is a private gated community. The developer and builder is locally recognized with more than 35 years’ experience as an award-winning custom home builder and land developer that is deeply grounded in the design-development-construction disciplines that bring a unique scope of expertise covering all facets of land development from concept to completion. This project will require 1 waiver request for approval. Descriptions and reasons for this waiver request are listed below: • Docket #PZ-2021-00009 Subdivision Waiver; Private Streets o Per Section 7.26 (A) of the UDO, private streets shall not be permitted, but a waiver can be approved allowing private streets if the waiver criteria in Section 7.26(D): Waiver Criteria is met and the private streets meet or exceed the standards for public streets established within the UDO and the Engineering Standards for public streets within the City of Carmel Engineering Standards, including being inspected by the City Engineer during construction; See Section 7.25: General Street Standards. Private streets shall also install a pedestrian network to achieve or exceed the standards in Section 7.22: Pedestrian Network Standards o Explanation of why waiver is being requested: ▪ This section will connect to Asherwood Lane to the north and Royalton Drive to the west. Asherwood Lane is already a private street and a gate is to be installed at the connection to Royalton Drive.
