Building Materials The term "Masonry" shall be defined as including brick, stone, cultured stone, stucco and equivalent materials thereof. I am a resident in Bayhill, with a property that is adjacent to east side of the property being reviewed. While I was in attendance at the Planning Commission's meeting on September 19th, I did not speak since my concerns were addressed by other residents of Bayhill. However, I wanted to let the Commission be aware of standing and personal concerns. Safety/Traffic: I currently walk 3 children to Clay Middle School every morning, weather permitting. Traffic on l26th Street is very congested with cars currently moving in 6 possible directions at the entrance ofCMS. The proposed private drive will be located directly across from this entrance, adding 4 more possible turning options. Not only is the location of this drive very dangerous, the developers have requested to waive the acceleration/deceleration and passing lanes which is a great threat to the safety of our children and automobile traffic. Additionally, driving west on l26th street, you are unable to see the proposed private drive and school entrance at the top of the hill. I met with the School Transportation Dept. last year to discuss the absence of a sidewalk along l26th street for the children who must walk to school since bus was not available for us. They apologized for having a sidewalk already, and promptly had one put in. I have a concern about Stein developers waiving the right to all sidewalks and perimeter paths. Again, this poses a safety issue for our children. Drainage: We already have water drainage issues from the property of question. I have photos available of standing water that flows directly from this property. Property Values: I also am concerned about how this new development will affect our property values. With the proposed lot sizes, shapes,and defmitely location, how can Stein Developers expect to market these homes for $500K? Fellow Bayhill residents have conducted real estate comparatives that will be submitted to the Commission to support our concern. I was very impressed with the Planning Commissions questions, concerns and request for specifics. I look forward to seeing the specs for property lines, home square footage, tree preservation plan, etc at the follow-up meeting tomorrow.
