See below.
If you need something more, just let me know.
I have related most of this to the petitioner except the comments about the passing blister. This was via email
and I copied Matt Griffin.

and elementary) and walking to school (middle school).

The site is located on 126th Street between Spring Violet Place and Sugar Cay Court, and is zoned S1 and S2.
Filed by Gary Murray of The Schneider Corporation for Robert E. Stein of the Stein Investment Group.
The committee has requested that we, the Planning/Zoning Dept, contact you to get comments about this
development. The committee felt that you would be more candid with us, rather than the petitioner. There is
concern among the committee members about the location of the subdivision in relation to the school and
crosswalk areas. Please note that a sidewalk currently exists along the frontage of this proposed subdivision.

Thank you in advance for all your time and work on the Commission. Without having gone through this issue, I
would not have known what all is involved in developing in Carmel. It's no wonder our City is growing, able
to handle the growth, and unified in its building construction. Thank you so very much for your contribution.

Supplemental Committee Brochures for 10/3 Committee Meeting
Dear Matt and Scott:
Enclosed for you both is one (1) copy of the Supplemental Brochure for the above matter. This
addresses the items in Matt's Staff Report. I have provided a copy to Scott so he can review the Tree
Preservation and Tree Conservation language that is included behind Tab 3. I will be bring approximately
ten (10) of these brochures to the Committee meeting to distribute to the Committee Members. Mike Stein
will be delivering approximately six (6) of these brochures to Mr. Hatton who is an adjacent neighbor.
Please contact me with any questions.
Finally, please note that the revised site plan that Gary Murray prepared was on 8 ~ x 14 paper. I
reduced that exhibit down to 8 Y2 x II. Thus, the scale on my version is a bit off. However, Gary will be
bringing originals to the meeting on October 3rd that will be to the proper scal.e. Thank you and contact
me with any questions. .

Subject: Proposed Clay Estates Subdivision
Dear Ms. Schleif,
I am writing to you concerning the proposed Clay Estates subdivision. I am a resident in Bayhill, with a property that
is adjacent to east side of the property being reviewed.
While I was in attendance at the Planning Commission's meeting on September 19th, I did not speak since my
concerns were addressed by other residents of Bayhill. However, I wanted to let the Commission be aware of
standing and personal concerns.
Safety/Traffic: I currently walk 3 children to Clay Middle School every morning, weather permitting. Traffic on
l26th Street is very congested with cars currently moving in 6 possible directions at the entrance ofCMS. The
proposed private drive will be located directly across from this entrance, adding 4 more possible turning options. Not
only is the location of this drive very dangerous, the developers have requested to waive the acceleration/deceleration
and passing lanes which is a great threat to the safety of our children and automobile traffic. Additionally, driving
west on l26th street, you are unable to see the proposed private drive and school entrance at the top of the hill.
I met with the School Transportation Dept. last year to discuss the absence of a sidewalk along l26th street for the
children who must walk to school since bus was not available for us. They apologized for having a sidewalk already,
and promptly had one put in. I have a concern about Stein developers waiving the right to all sidewalks and perimeter
paths. Again, this poses a safety issue for our children.
Drainage: We already have water drainage issues from the property of question. I have photos available of standing
water that flows directly from this property.
Property Values: I also am concerned about how this new development will affect our property values. With the
proposed lot sizes, shapes, and defmitely location, how can Stein Developers expect to market these homes for
$500K? Fellow Bayhill residents have conducted real estate comparatives that will be submitted to the Commission
to support our concern.
I was very impressed with the Planning Commissions questions, concerns and request for specifics. I look forward to
seeing the specs for property lines, home square footage, tree preservation plan, etc at the follow-up meeting
tomorrow. While I do not support the current proposal, I do feel that there can be a happy resolution with less homes,

Dear Mr. Sage:
We have reviewed the primary plat submitted to the Hamilton County Surveyor's Office on
July 25, 2006, for this project and have the following comments:
1. The proposed project falls in the incorporated area and MS4 jurisdiction of the
City of Cannel
2. The proposed project DOES fall in a Cannel Wellhead Protection Zone.
3. The proposed project does not fall in a Hamilton County Regulated Drain
Watershed. Please direct all stonn sewer questions to the City of Carmel
Engineering Department.
4. Please note that further comments may be necessary at a later date.
Should you have any questions, I can be reached at 317-776-8495.
