Thank you for uploading the possible signage solutions,
but we will need to come to a final decision on the
structure for the sign. We can keep working on what the
final solution will be through the sign permit application
and review process. Sign must follow UDO SIgn
Standards for ground signs.

Honey production at Fields Market Garden is done by a
hobbyist. Because the honey is not for sale and this is
his hobby, he is not held to these standards. FMG allows
him to operate on the property for the sake of
pollination.

This comment is still outstanding as I did not see the
greenhouse details uploaded. They were included in
the packet to the Plan Commission, but please also
upload these to ProjectDox as an individual sheet so
that I can stamp them approved. I believe it is pages 7
and 8 from the packet.

Even if the headhouse is the primary structure, there is
still a 5 ft. Side setback. If you want 0 ft. then you would
have to follow UDO Sec. 5.05.B.2 which states, A side
facade may be constructed on the side property line (no
setback) if an agreement is in place between the subject
property owner and neighboring property owner,
acknowledging that the neighboring property owner
supports the zero lot line setback, understands its
impact on the neighboring
property, and grants the subject lot’s owner the right to
access to maintain the side facade from the neighboring
property in perpetuity. The side facade shall be in full
compliance with Section 5.05(C): Facades. Also refer to
Sec. 5.05.B.3. Is there an issue with moving the building
a few feet?

My understanding from the pre-file meeting was that
the headhouse is the primary structure with no setback
requirement, which is why it did not meet the maximum
front yard setback requirements, etc. Let me know if this
was a misunderstanding and that it falls under the
accessory building requirements.

Do the grass pavers require any subsurface drainage or do they rely only on
infiltration?
If there will be any drains installed, we will need to see them on this sheet.
How will infiltration be achieved on a compacted subgrade? The soils report
indicates a D soil group. Please provide how the grass paver system
proposed meets the manufacturers design requirements for clay soils and
associated infiltration rates.

We have one final comment that can be addressed on the final submittals: 1.
Please have the BMP easement added to the O&M site map. Before we can
issue a stormwater management permit, the following items will need to be
submitted: 1. A signed and recorded O&M manual (with the requested
revisions) 2. An erosion control engineers estimate for all temporary and
permanent erosion control measures 3. A non-expiring erosion control
performance bond for 100% of the approved estimate 4. A completed BMP
easement agreement with exhibit and legal description 5. A right-of-way
permit application and $5,000 license and permit bond (this can be applied
for here: https://cw.carmel.in.gov/PublicAccess/login)
