Dear Ms. Creech: At the meeting held on Wednesday, September 27, 2023, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) request filed by you for the property located at 525 North End Drive (closer to 0 Freeland Way): APPROVED WITH CONDITIONS: North End Entryway Feature Sign Variance - Development Standards Variance approval for: • PZ-2023-00199 V: Entryway Feature location in street right of way not allowed, location in ROW granted at Freeland Way & W. Smoky Row intersection. • CONDTIION: The Petitioner maintains the monument sign, landscaping, and landscaping elements (including lighting) in a manner consistent with the community landscape plan, as well as the requirements and expectations set forth by the City of Carmel. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is Sept. 27, 2026. Please include a copy of this letter with any permit application.
