Thanks Chris. I will need to let the owner of the pub know that there will be an
occupant load limit placed on the building so as not to allow more than 299
people in the building at anyone time including employee's and outside
employment (ie. bands). Since this building is not provided with a fire sprinkler
system, which in an A-3, the code will limit occupant load to fewer than 300
occupants including any outside seating.
Thank you again for the information. I will be letting the building official know that
I will release the plans once any additional (if any) updated plans are reviewed by
our office.

Jim,
I am in the process of reviewing plans for the P.J. O'Keefe's Ale House and have
an occupancy question. The only drawings and state release I have deals with i
the electrical for the hood system and hood drawing provided by Atlas 1
Restaurant. After using an equipment drawing provided, I scaled the drawing to
be an engineering 40 scale, which I did by measuring the 3 x 3 foot tables. The
equipment drawing provided only indicated seating for approximately 131 seats.

In my occupancy calculations the square footage for usable space (not including
kitchen, storage, stages area or restrooms) is approximately 3,011 sq/ft inside I
the structure with an additional 1 ,044 sq/ft in the patio area (not including the
stage area. According to the building code, I took the total of both inside and
outside areas, which is 4,055 sq/ft and divided by a factor of 15 (allowing for
each person to have 15 sq/ft) and came up with an occupant load 270 capacity.
In another formula by calculating areas that were not in concentrated of a factor
of 7 (allowing 7 sq/ft per person) in areas such as the dart / billiards area, patio II
area and other areas shown on the drawing that no tables are planned, I come
up with numbers in excess of 425 people who could occupy. The exiting is .
ample for that many people, but the occupant load triggers sections in the code
that would require the building to have a sprinkler system and fire alarm system.
It would also require the demising wall to be fire rated due to the use. The
building type is listed sa V-B on the state construction design release, which is
not required to be fire rated. I remember back to the disaster 2 years ago at
Rhode Island club.
Until I receive the architectural, mechanical and electrical plans that are properly
scaled that are more detailed I am hesitant in releasing this project for a building
permit. I
