3-Statement of Variance
We built and have lived in our home at 9608 Copley since January 1984. Our
current 2 car garage is on the lower, walk-out basement level, and necessitates
walking up a complete flight of stairs anytime we enter our home from the
garage. This is inconvenient, especially when making several trips up the stairs
with grocery bags! In an effort to make the house more easily accessible, we
wish to build an attached 3-car garage on the main level of our house. To do
this, the garage would extend 13' over the platted set-back on the south side of
our house; the new garage would leave a set-back of 37 feet from our property
line. The section that creates need for the variance is Chapter 26.02.19 0-
platted set-back.
4-8tatement of Support
This garage would make our house much more accessible for us currently and in
the years to come. It will be on the south side of our house, which borders 96th
St., so there will be no direct neighbor on that side that would be impacted. The
proposed construction Is minimally visible from both 96th St. and Copley Dr., as a
tree buffer will be maintained for privacy. This project will add value to our home
and consequently to the neighborhood. After construction of the garage, there
would remain 37 feet from the garage to the property line, which would still leave
sufficient space for the proposed half road right of way of 50 feet from the center
line of 96th Street, per the Thoroughfare Plan. This new garage will in no way
adversely affect our adjacent neighbors or the community at large.
