DECISION IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Development Standards Variance Docket No. Ob1-1-0004 V is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof. Page 8 of 8 - z:\sharedlfonnslBZA applicationsl Development Standards Variance Application rev. 01/03/2006 o o o D o o o D D o o o o o o o o o o YORKTOWN WOODS STATEMENTOFVARIANCE r Beazer Homes submits this request for a variance of development standard to allow the installation of a temporary construction sign for Yorktown Woods subdivision. The sign is proposed to be located along the subdivision's west property line, along Keystone Avenue (see Tab 4). Section 25.07 .03-01( e) of the Carmel/Clay Zoning Ordinance allows for a temporary construction sign to be located at a subdivision's entrance. As shown on the site location map (Tab 4), temporary construction signs at the subdivision's two entrances would only be visible from the rear of an existing neighborhood (located to the north) and from an undeveloped parcel (located to the east). The intent of the proposed sign is to identify the subdivision from the only thoroughfare adjacent to the development, Keystone Avenue. Beazer has worked closely with the planning staff to design a tasteful temporary sign with appropriate landscaping to complement the sign. The proposed temporary construction sign is shown at Tab 6 and the proposed landscaping design for the sign is shown at Tab 7. Perspective illustrations of the proposed sign are also included at Tab 8. Thank you for your consideration.
