RDJ Land Development, LLC submits this request for a primary plat
approval in order to develop the subject 20.44 +/- acres into a high-end
single-family subdivision to be known as Cherry Tree Grove (see site
location map at Tab 2). As proposed, Cherry Tree Grove will consist of
34 home sites (shown at Tab 3). Home sites within the neighborhood
will be comparable to or larger than those of other nearby developments.
The prices of homes in Cherry Tree Grove are expected to be in the
$400,000 to $700,000 range.
This project received a unanimous favorable recommendation from
the Plan Commission's Subdivision Committee at its December 5, 2006
meeting. The Subdivision Committee included the following conditions
with its recommendation:
1. A maximum of two homes within the development shall be allowed to
have front-load garages. The developer agrees to this condition of
approval.
2. The cul-de-sac in the southwest corner of the development shall be
redesigned in order to move the cul-de-sac away from the south
property line. This has been done and revised plans showing this
change are included in this packet (see Tab 3 and Tab 5).
3. The developer must resolve any street configuration issues with the
Carmel Engineering Department. RDJ is actively working with the
Engineering Department on this item and agrees to resolve any such
issues before Final Plat approval may be granted. The developer will
be available to provide an update on this item at the Plan Commission
meeti ng.
If approved, RDJ hopes to begin development work yet this
year. Thank you for your consideration.
