The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: The proposals will allow this guest house building to be cohesive and consistent with the primary building and the adjoining lots and will not be injurious to public health, safety, morals, and general welfare of the community. 2. The use and value of the area adjacent to the property included In the variance will not be affected in a substantially adverse manner because: The improvements requested will be architecturally consistent with the adjoining properties and will add value to the property. Furthermore, no sightiines will be impaired. 3. The strict application of the terms of the Unified Development to the property will result in practical difficulties in the use of the property because: The size & location of this structure as requested will allow the sizes of the surrounding green spaces to be maintained as this building is upon the same footprint as the recently demolished horse barn and allow the reuse of the existing driveway.
