The purpose of my visit was to observe the light gage framing for the ceiling above the mezzanine. At the time of my visit, the drywall installation had not yet begun. According to you and the Contractor, the County Building Inspector was concerned about the ceiling framing and requested that it be reviewed by a design professional. During my visit, I was able to observe and document the materials used in the ceiling framing construction. Based on my observation and review of the loads being applied to the framing, I am satisfied that the installation is generally appropriate as constructed. However, the following items must be addressed before the drywall installation begins: . My observation did not include an inspection of all connections and I would expect all light gage framing connections to be installed per industry standards. . The perforated straps suspending the center section of the ceiling framing to the roof structure must be replaced with solid straps. . There are two locations where radiused "L" shaped sections are attached to the side of vertically dropped studs. In both cases, the "L" shaped pieces are supporting horizontal framing. I suggest at both of these conditions that a hanging strap or stud should be installed to support the horizontal members rather than relying on the "L" section. . The entire frame has some slight lateral movement when a force is applied. The Engineer of Record will need to respond to any concerns regarding the wall construction as the wall construction was part of the original building shell design. My structural engineer completed his review and has provided me with the summary attached. We are happy to have conducted this closer review of that which caused you concern.
