3. Docket No. PZ-2023-00252 ADLS Amend: Centier Bank – Building Renovation.
The applicant seeks design approval to renovate the exterior of an existing building. The site is located at 650 East
Carmel Drive. It is zoned B-8/Business and is not located within any overlay district. Filed by Kevin Buchheit of
Kreig DeVault on behalf of the owner.
Project Overview:
Centier Bank is relocating from 568 E. Carmel Drive to the four-story building next door, 650 E. Carmel Drive.
Businesses surround this site and all are zoned B-8/Business district. To the East across Keystone Way is McDonald’s.
North of this site is the Yaeger Office Suites building. South of Carmel Drive is the Everwise Credit Union. To the West
is bank’s previous building and the Carmel Marketplace multi-tenant shopping center. Please see the Petitioner’s
Information packet for more details.
Site Plan:
• No changes are proposed to the current site plan or site circulation plans.
Architectural Design:
• The building is currently a red brick color, and the bank would like to stain the brick to be a lighter tan/yellow
color instead.
• Additional new design elements include a gray hatched pattern with blue accent band around the top of the fourth
floor as well as around the first-floor drive thru canopy. These elements are not illuminated.
• A blue metal canopy/entry feature will be installed at the new main entrance for the bank on the first floor facing
south. The same blue metal paneling will be added around the columns of the drive thru canopy for a cohesive
design.
Signage:
• Four signs are proposed for this building, three on the upper facades, and one at the first-floor level.
• Previous variance approvals allow for the west facing sign.
• All signs will be internally illuminated, individual channel letters, flush mounted to the building face.
• The upper floor signs will be blue during the day and shine white at night.
• Sign permit review for size compliance is currently under-way.

• None.
Recommendation:
The Department of Community Services recommends the Commercial Committee votes to Approve this item this
evening.
