The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: The use of the property will remain residential just with the addition of an inground swimming pool. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The improvement will not encroach into or disturb any adjacent property and will increase the value of the property and in turn the surrounding properties. 3. The strict application of the terms of the Unified Development to the property will result in practical difficulties in the use of the property because: The property is already near the lot coverage threshold without the improvements. It would be impossible to add the improvements to the property without the requested variance.
