This request is sought to permit the largest floorplan and the highest level elevation Pulte offers in Ambleside. The sales price will be in excess of $800,000. This buyer is ready to purchase now, and without this variance this buyer will not be able to start building in Ambleside until at lease the second quarter of 2024 when new lots become available. That is because this lot is the only remaining lot in the current section which this floorplan will fit on. The facades of the homes in question utilize different building materials and color schemes, and the monotony issue is not with adjacent lots, but rather with homes 2 lot away which will be less noticeable. LEGAL NOTICE to all adjoining and abutting property owners is also MANDATORY; two methods of notice are recommended: 1)FIRST CLASS MAIL with CERTIFICATE OF MAILING sent to adjoining property owners. (The white receipt should be stamped by the Post Office at least 20 days prior to the public hearing date), OR 2)HAND DELIVERED to adjoining and abutting property owners (A receipt signed by the adjoining and abutting property owner acknowledging the 20 day prior notice should be kept for verification that the notice was completed) LEGAL NOTICE via a Notice of Public Hearing SIGN posted on the property is also required; see page 8.
