Subject: setbacks for a garage
Attachments: ZO Ch 06 S-2 Residence (Summer 2004 v1 ).pdf; ZO Ch 25 Additional Use Regulations
(Spring 2006 v1 ).pdf
Ms. Torrance:
The zoning ordinance can be accessed online at: http://www.cLcarmel.in.us/services/DOCS/DOCSCAO.htm
Your lot is zoned S-2/Residence. The south side of your lot has a platted 50-ft building setback line, and the east
side of your lot has a 60-ft platted building setback line. As you know, your lot is Rcorner lot with 2 front yards. On
Corner Lots. no residential Accessory Building may be erected: (a) forward of any Front Line of Building of the
Principal Building. or (b) in any required Minimum Front Yard. (Chapter 25.01.01.B.3.a.ii).
The attached pdffile shows setbacks for a garage, if it is anywhere from 0 t010-ft from the main house. It is
Chapter 6 of the zoning ordinance.
If the garage is greater than 1 O-ft from the house, the setbacks are regulated by chapter 25 of the zoning
ordinance (see attached).
Hope this helps. Call or email me with additional questions.
