REVIEW OF APPLICATION AND REQUEST FOR APPROVAL

Panattoni Development is proposing a commercial development composed of three office
buildings, with up to 370,650 square feet of gross floor area, on a 27 acre parcel of land located
at the northeast comer of 122nd Street and Pennsylvania Street.
On September 5, Panattoni met with the Special Studies Committee to review the site
plan, landscape plan and building design for the proposed development. All issues submitted by
the Department of Community Services and the Plan Commission were resolved following a
thorough review and discussion. The Committee voted unanimously to recommend approval of
the development plan, the landscape plan and the building design for Buildings 2 and 3.
On September 19, the Plan Commission approved the development plan and landscape
plan for this project as well as the ADLS application for Building 2. At that meeting Panattoni
also presented the ADLS application for Building 3. Following review and discussion with the
members of the Plan Commission, Panattoni agreed to table the ADLS application for Building 3
pending the approval of the rezoning petition by the City Council.
On October 16, the City Council unanimously approved the petition to rezone the entire
site to the B-3 zoning classification without any conditions or commitments.
With the rezoning completed, Panattoni is resubmitting the ADLS application for
Building 3 for approval by the Plan Commission with the unanimous positive recommendation
of the Special Studies Committee. Included in this information booklet are the approved
development plan, (Tab 2), as well as the campus view of the project, (Tab 3), the rendering of
Building 3, (Tab 4), and the elevations of Building 3, (Tab 5), as presented at the September 19
Plan Commission meeting.
