Approval of Minutes and Findings of Facts from Previous Meeting:
A Motion made by York and seconded by Potasnik to approve the minutes and findings of fact from the 7/24/23 meeting.
Approved 4-0,absent Grabow.

The site is located at 13756 N. Meridian St. (in Meridian Village Plaza shopping center). It is zoned MC/Meridian
Corridor. Filed by Paul Giefing,owner.
(V)Lake City Bank Remodel Variances.
The applicant seeks the following development standards variance approvals:
2. Docket No. PZ-2023-00194 V UDO Section 5.39.H.2.a- 1 sign allowed,2 requested (facing west).
3. Docket No. PZ-2023-00195 V UDO Section 5.39.H.5.b.ii-Minimum 5-ft ground sign setback from street
right of way required, 0-ft requested.
4. Docket No. PZ-2023-00196 V UDO Section 5.30- Minimum 20 parking spaces required, 14 requested.
The site is located at 1361 S. Rangeline Rd. It is zoned B8/Business and is located in the Rangeline Road Overlay
District. Filed by Joe Calderon of Barnes& Thornburg LLP.
Petitioner: Joe Calderon:
• We received ADLS approval through the Plan Commission's Commercial Committee
• Presented building and sign elevations
• One sign will be a ground sign, near the multi-use path along Rangeline. We will receive approval from the
BPW to allow this monument sign to encroach into the ROW. This sign will not interfere with any line of
sight for any vehicles exiting onto Rangeline Road.
• The other sign will be placed in the gable area of the building
• 16 total spaces exist now. We are proposing 14. We are proposing a drive-thru on the north side of the site
that would eliminate some of the existing 45-degree angle parking spaces.
• Up to 8 employees may work during a shift. We believe this will not be a highly visited so don't feel the
need for more parking spaces.

• Planning Staff is supportive of the variances and recommend approval with the condition the Petitioner receives
Consent to Encroach approval from the Board of Public Works(BPW)for the ground sign.
Board Comments:
York: For training purposes,how do you plan to park those employees during their training sessions.Joe Calderon:
Training occurs rarely,and we would ask people to park in the nearby public parking garages. Training sessions would
be for smaller groups.
York: How many people do you plan to attend these training sessions?Bill Redding,Lake City Bank: For this
location,we would only be training 1-3 people for teller training.If we have training for larger groups,we will host
those at our other locations.
A Motion made by Potasnik and seconded by York to approve Docket Nos. PZ-2023-00194 V,-00195 V,and-
00196 V with the Condition the Petitioner receives BPW consent to encroach of the ground sign.
Approved 4-0,absent Grabow.
