Dear Mr. Krawczyk: At the meeting held on Monday, November 27, 2023, the Carmel Board of Zoning Appeals took the following action regarding the Use Variance (UV) and Development Standards Variance (V) requests filed by you for the property located at 140 N. Rangeline Road: APPROVED WITH CONDITION: Nathan Hawkins Addition Lot 4 Use Variance & Variance – Use Variance and Development Standards Variance approval for: • PZ-2023-00229 UV: Permitted Uses – Single Family Dwelling not permitted; Single Family Dwellin g granted, • PZ-2023-00230 V: Parking spaces in any business, industrial, or manufacturing district shall not be located closer than 5’ to any lot or parcel located in a residential district or used for residential purposes, 2’ granted, • CONDITION – The Petitioner addresses all remaining ProjectDox review comments. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is Nov. 27, 2026. Please include a copy of this letter with any permit application.
