November 2, 2006
12. Docket No. 06080032 DP/ADLS: Medical Drive Shoppes
The applicant seeks to construct a 9,600 square foot, one-story commercial retail
building on the site of a former child care facility.
The site is located at 126 Medical Drive and is zoned B8/Business.
Filed by Mukesh Patel (owner).
The applicant proposes a 9,600 sq. ft. multi tenant commercial/retail structure. See the submitted
packed for full details.
Given the attributes of this site (size, topography, and access) some flexibility in landscape
placement and drainage easements are being explored to accommodate the proposed structure
and parking. The petitioner has worked closely with the Department in adjusting their plantings
and easement design to best accomplish planting requirements and proper stormwater drainage.
A variance was granted in June to reduce the number of required bufferyard plantings. A revised
landscape plan is currently under review.
This item was heard at the October 1 ih Plan Commission hearing. Questions from the
commission members and staffwere as follows:
1. How will the trash be screened? Details should be provided at the committee.
2. Given the height of the retaining wall, a barrier or guardrail around its top edge may be
warranted for safety.
3. All sidewalk crossings must have ADA ramps.
4. The exaggerated arching central parapet needs to be revised to read better from the side
elevations. Extending it along the sides and/or reducing its height will improve its
appearance.
5. The petitioner should provide building material samples for review at the Committee
meeting.
The Department recommends that this item be continued to the December 5th Special
Studies Committee Meeting for further discussion and review. If the above listed items are
presented and are satisfactory, the Department will recommend this item be sent to the full
Plan Commission with a positive recommendation.
