(V) 14431 Mauldin St. Architecture Variance.
The applicant seeks the following development standards variance approval:
7. Docket No. PZ-2023-00274 V Ambleside PUD Ordinance Exhibit F Section 3.H - Variance
from monotony mitigation requirements requested.
The site is located at 14431 Mauldin St. (Ambleside Subdivision Lot 10). It is zoned Ambleside
PUD/Planned Unit Development (Ordinance Z-659-20). Filed by Melissa Garrard with Pulte Homes of
Indiana, LLC.
General Info:
• The Petitioner seeks variance approval for a small deviation from the anti-monotony regulations in the
Amblesie PUD ordinance.
• The monotony issue is more with the homes 2 lots away, rather than with the immediate adjacent lots.
• The site is located in the Ambleside subdivision.
• Surrounding this site are single family residential homes.
• A Homeowners’ Association (HOA) exists, and an HOA letter of support is in the BZA Info Packet.
• Please see the Petitioner’s info packet for more detail on the variance request.
Variance Requested:
Monotony Mitigation -
• The PUD ordinance states that the same front building elevation shall not be constructed for 2 lots on each
side of the subject lot on the same side of the street and for 5 lots across the street from the subject lot as
illustrated in the diagram (see image in the BZA Info Packet).
• While the front elevation designs will look similar on Lots 8 & 10, there will be differences in building
materials and colors.
• Planning Staff is supportive of this variance.
Review Comments:
• The Petitioner addressed all planning/zoning review comments.
Final Comments:
• The Planning Dept. supports the variance request, since it is a very minor deviation and the architectural
diversity will still be maintained on the block.
Findings of Fact:
• Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet.
Recommendation:
• The Dept. of Community Services (DOCS) recommends positive consideration of this variance request, and
with adoption of the Findings of Fact submitted by the Petitioner.
