The parcel formerly owned by the Cunningham Family is being incorporated into the Jackson Grant PUD and the southern portion of the development is being revised to reflect that. This will include adding a day care facility and additional townhome units. The site is located northwest of the intersection of 116th St and Spring Mill Rd. The site is more specifically located in a part of the Southeast Quarter of Section 34, Township 18 North, Range 3 East of Clay Township, Hamilton County, Indiana. EXISTING SITE CONDITIONS The current parcel is a 1.8 acre residential parcel with a small home and garage. It sits in the middle of the Jacksons Grant Village Development. Drainage for the exiting site flows to the East and West. According to FEMA FIRM panel 18057C0208G the site lies within Zone X, Area of Minimal Flood Hazard. The site is made up of type B, Brookston soils, as well as type C, Crosby and Miami soils. Surrounding land uses are large single family homes to the west, residential to the north and residential to the south. PROPOSED SITE CONDITIONS The Proposed Site conditions for this lot will 11 townhomes, parking and a portion of the rear of the day care facility. The day care facility will be placed to the east where commercial development was planned in the original PUD and submittals. The original drainage technical report accounted for more than 66,000 square feet of imperviousness on the parcel. With the revisions, the site will only have 44,000 square feet of imperviousness. Therefore, the associated infrastructure and detention as designed will work for the proposed changes and not need to be altered. Sheets from the originally submitted drainage report for Section 2 have been provided after this summary, in addition to some revised maps showing the new planned layout.
