Docket No. 06090040 ADLS Amend: Williams Realty Parking Expansion The applicant seeks approval to expand an existing parking lot, by adding 25 spaces on a parcel measuring 2.036 acres. The site is located at 9830 Bauer Drive and is zoned B3. Filed by Darci Pellom of Civil Designs, LLP for Williams Realty. The applicant seeks expand their building and parking, to the rear of the existing structure. The building currently is a two-story office building in front, with a one-story attached warehouse to the rear. The expansion would match the existing building's materials and scale, and would provide approximately 5,000 additional square feet. The parking lot is being expanded from 48 spaces to 78 spaces to accommodate the building expansion. The landscape plan for the new layout is still being reviewed. Staffwill present comments from the Urban Forrester at this meeting. The site currently has a line of mature evergreens buffering the adjacent subdivision (previous bufferyard plantings); these would be removed with the expansion of the parking lot. The site also has a creekbed running from east to west, north ofthe treeline. There are no identified floodplain issues on this site. Staffs comments and concerns are as follows: 1. Provide a current aerial photo with a line drawing of the parking superimposed. It appears that this parking expansion will eliminate some substantial trees. Given that you are providing more parking than is required, can it be reduced in an effort to save these trees? 2. Where will the lights be placed on the proposed addition? The wall packs shown in the photo rendered depiction are not permitted. Wall packs must be 90 degree cut of fixtures, casting light down and not out. 3. Provide an update on the landscape plan approval. The Department recommends that this item be continued to the December 5th Special Studies Committee Meeting for further discussion and review. If the above listed items are presented and are satisfactory, the Department recommends that the Special Studies Committee approve the request after all comments and concerns have been addressed.
