5. Docket No. 06020006 PUD: Aramore PUD
The applicant seeks a rezone to create 141 townhomes & 70 courthomes on 27.35 ac.
The site is located near the SE corner of Westfield Blvd and 99th St. and is zoned S2.
Filed by Nick Churchill of Pittman Partners Inc.
The applicant is requesting approval of a Planned Unit Development to allow the construction of
a residential development comprised of a mix of townhouses, and quad-unit condominiums.
Please refer to the ordinance and exhibits submitted for full details.
The public hearing for this item was held at the March 21 st Plan Commission meeting. Concerns
indicated by the Plan Commission and the public included tree preservation, a mix of housing
types, drainage, density, lack of usable open space, and building height.
This petition has been discussed at the March 30th and May 4th Subdivision Committee Meetings.
Since those meetings the petitioner has revised some language in the PUD, as well as the site
layout and building elevations. On June 1 st DOCS received updated site layout and elevations
that the petitioner will provide for this meeting. The number of units has decreased from the
original proposal (9 less townhome units and 2 less courthome units).
Given the new information and the PUD revisions, staff suggests that the petitioner submit all
new materials to the Dept. of Engineering and to the Environmental Planner. Comments
provided to DOCS by the other departments still refer to previous submittals.
Staff feels that more thought should be given to internal greenspace (increasing the amount, its
function, and its accessibility). Is there an opportunity for two distinct green spaces for each
section of this development that could be linked?
Outstanding concerns and requests include:
1. The petition must provided updated feedback from Engineering.
2. Increasing usable interior greenspaces.
3. Note that the petitioner must commit to required upgrades to Westfield Blvd, 98th
Street, and 99th Street along the project frontage. These upgrades can be constructed
or funded (for future construction). The petitioner is required to coordinate with City
Engineering to determine these improvements (or cost thereof), and commit to
construction or funding prior to approval. This commitment must be recorded.

The Department recommends that the Subdivision Committee continue the request to the
June 6th meeting to allow additional time for the petitioner to resolve the above
outstanding issues and provide requested materials.
The petitioner has stated that they would like to move forward from this meeting with a
recommendation from the Committee.
