71. Docket No. 06020006 PUD: Aramore PUD
The applicant seeks a rezone to create 150 townhomes & 72 courthomes on 27.35
ac.
The site is located near the SE comer of Westfield Blvd and 99th St. and is zoned
S2.
Filed by Nick Churchill of Pittman Partners Inc.
The applicant is requesting approval of a Planned Unit Development to allow the
construction of a residential development comprised of a mix of townhouses, and quad-
unit condominiums. Please refer to the updated ordinance and exhibits submitted for full
details.
The public hearing for this item was held at the March 21 st Plan Commission meeting.
Concerns indicated by the Plan Commission and the public included tree preservation, a
mix of housing types, drainage, density, lack of usable open space, and building height.
This item was heard by Committee at three meetings. In that process the petitioner
revised PUD language, as well as the site layout and building elevations. The request has
been reduced to a total of 201 units (131 townhouses and 70 courthomes). The overall
site design has not changed significantly from the original submission; however, the
petitioner has left open the possibility for either an expansion of usable open space within
the development, or a small mixed-use component at the northwest comer. The current
request is to approve the rezoning only; the petitioner will return for development plan
and ADLS approvals. This petition received a positive recommendation from the
Subdivision Committee (4-1).
Staff has no outstanding concerns with the rezoning of this property.
The Department recommends that the Plan Commi~ion forward this item to the
City Council with a positive recommendation.
