Docket No. 06020006 PUD: Aramore PUD The applicant seeks a rezone to create 150 townhomes & 72 courthomes on 27.35 ac. The site is located near the SE comer of Westfield Blvd and 99th St. and is zoned S2. Filed by Nick Churchill of Pittman Partners Inc. The applicant is requesting approval of a Planned Unit Development to allow the construction of a residential development comprised of a mix of townhouses, and quad-unit condominiums. Please refer to the ordinance and exhibits submitted with the original packet mailing for full details. This proposal is for the rezone of the property. This proposed PUD language specifies that approval of this PUD will also act as approval of the DP and ADLS. As such, architecture, design, landscaping, and site layout must be discussed in detail during this process. The Plan Commission will not see any portion of this proposal again after it is approved. As proposed, access to the site will be provided via both Westfield Blvd. and 99th Street. Full connectivity within the development and to surrounding areas is planned. The public hearing for this item was held at the March 21 SI Plan Commission meeting. Concerns indicated by the Plan Commission and the public included tree preservation, a mix of housing types, drainage, and building height. Due to the potential impact on adjoining properties and Westfield Boulevard, a traffic study was requested. This petition was further discussed at the March 30th Subdivision Committee meeting. Additional concerns raised at the Committee meeting included architecture, building materials and color, and the impact of the proposed development on adjacent residential properties. No new information has been submitted since the Committee meeting. Outstanding concerns and requests include: 1. Elevations of all 4 sides of the Townhome (rowhouse) structures. 2. Updates on any PUD language revisions 3. Update on landscape planlPUD language approval. 4. Traffic study 5. Petitioner has not responded to the Engineering comments made in the Feb. 15th TAC review letter. 6. Note that the petitioner must commit to required upgrades to Westfield Blvd, 98th Street, and 99th Street along the project frontage. These upgrades can be constructed or funded (for future construction). The petitioner is required to coordinate with City Engineering to determine these improvements (or cost thereof), and commit to construction or funding prior to approval. This commitment must be recorded. <. \\ \ \ \ w u 7. Petitioner was requested to provide the distance measure in feet from the southern pond to the houses along the southern border. 8. Petitioner was asked to provide more detail in regards to buffering methods to be utilized, and where buffers were to be installed (berms, fence, etc.).
