The applicant seeks to rezone 116 acres fro~ R2/Residential and R4/Residential to
PUDIPlanned Unit Development for the purPose of creating a mixed use development
comprised of townhouse, apartment, retail, *d office uses.
The site is located between Carmel Drive, 126th Street, Keystone Ave, and Auman Dr.
Filed by James Shinaver of Nelson & Frank~nberger for Buckingham Properties Inc.
The applicant is requesting approval of a Planned ulit Development to allow the construction of
a mixed-use development comprised of a mix of to,nhouses, condominium flats, apartments,
and multi use structures. The project is a redevelopment of the existing Mohawk Hills
Apartment complex and golf course. Please refer to the draft ordinance and proposed site plan
submitted for full details. -
This proposal is for the rezone of the property. All individual structures and detailed

development plans will be required to return to the ~lan Commission for DP/ADLS review and
approval. However, all future detail plans will be h~ld to the regulations of this proposed PUD
ordinance. I
This item was discussed at the Special Studies Comkittee meeting on March 7th and focused on

traffic only. Several people spoke in opposition, and indicated increased traffic, site design,
density, and open space as their concerns. Committ~e members noted that this project needed to
transition into its surrounding more effectively, and ~hould do so through required building

heights and mass, open space preservation. I
At the March 16th Special Studies meeting, the petitioner presented some design concepts and
discussed potential project phasing.
At this meeting the following items are to be presented:

1. Staff will provide an engineering report outl~ning required street improvements that will
be necessary to accommodate this project. :
2. Staff will provide a "red line" version of the proposed PUD ordinance.

Items to be presented by the petitioner: I
1. Further details on all phases - buildout scenarios.

2. Renderings into the site from adjacent neigh~orhoods/rights of way (specifically from the
Auman Drive area).
3. Total open space area proposed (a percentage figure).
4. A site plan with street labels (not necessarily !names) so that comments and suggestions
could be made per street in a "trackable" mariner.
5. Update on making the PUD Ordinance and e*hibits available online.
6. Update on neighborhood meetings and result~.
The Department recommends that this item be folarded to the Special Studies Committee

on May 4, 2006, for further discussion. I
