The maximum building height for buildings adjacent to the western property line
shall be 30 feet in height as measured to the cornice line (reduced from 40 feet).
The maximum building height for buildings adjacent to the northern property
line and west of the easternmost entrance to the Real Estate shall be 30 feet in
height as measured to the cornice line (reduced from 40 feet).
The maximum building height within the remainder of the Gramercy PUD
District shall be 100 feet in height as measured to the cornice line (reduced from
130 feet).
Any building facing and fronting upon the western property line, or the northern
property line west of the easternmost entrance to the Real Estate, shall have
sloped roofs in order to reduce the visual appearance of building height.
There shall be setback of 15 feet minimum from the western property line along
E. Auman Drive.
Along 126th Street, there shall be a setback from the northern property line
ranging from a minimum of 10 feet to a minimum of 30 feet.

Building Any building situated along the portion of the Real Estate directly adjacent to E.
Orientation Auman Drive shall be oriented such that the rear of the building does not face E.
Auman Drive.
Trash
enclosures
Uses
No trash enclosures, compacters, dumpsters, or other permanent structure or
structures for refuse or recycling storage shall be located such that it is to be
visible from the properties adjacent to the west of the Real Estate.
Any building adjacent to, fronting on and oriented to the western property line
shall contain residential uses only.
