Dear Mr. Lethen: At the meeting held on Monday, December 12, 2023, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) request filed by you for the property located at 4228 W. 131st Street: APPROVED WITH CONDITIONS: Lethen Garage Variance - Development Standards Variance approval for: • PZ-2023-00271 V: Maximum 720 sq. ft. detached accessory structure allowed, 1,600 sq. ft. requested. And, combined square footage of the Ground Floor of a Private Garage and/or Accessory Building shall not exceed 75% of the Ground Floor Area of the Principal Building; 273% granted. • CONDITION: The Petitioner resolve with the City outstanding Transportation Plan for Compliance. • RESOLUTION: Waived by Department of Community Services Director. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is Dec. 12, 2026. Please include a copy of this letter with any permit application.
