The petitioner seeks to convert an existing residence into an office building. The site is located
at 10820 North College Avenue. The site is zoned B-l/Business within the Home Place District
Overlay Zone.

The applicant is requesting approval of a Development Plan and ADLS for the operation of an
office at 10820 North College Avenue. Please see the informational packet prepared by the
applicant for an overview ofthe site. The Commission may recall that this site was the subject of
a rezone last summer and that there was much discussion regarding the pros and cons of rezoning
the parcel. The Council approved the rezone and the applicant is now returning to request
Development Plan, ADLS, and variance approval to put in place the proposal that was discussed
last year.
The Special Studies Committee forwards this item to full Plan Commission with a favorable
recommendation subject to the applicant providing a written explanation ofthe proposed level of
landscaping.
The Department recommends that the Plan Commission approve the DP/ADLS as
amended.
Additional Note: As a DP written findings are required for action. The applicant should provide
one copy of findings at the meeting for signature by the Commission President.
