PROJECT NARRATIVE
KAT, LLC dba L1NC SYSTEMS is the petitioner and owner of the property at the above location. An
increase in business has substantiated the need to expand the existing facility. KAT, LLC proposes to
expand the office/distribution/warehouse business into the proposed facility, along with relocating the truck
docks and trash dumpster. The 13,164 sq. ft. building addition requires a development standards variance
for the rear yard building setback line on the existing 2.000 Ac. +/- parcel and OP/AOLS Amendments.
The existing site was developed in 1997. The adjacent property to the west, was recently rezoned to B-6 for
a high-density housing development yet to be constructed. The remainder of the adjoining properties, lie
within the Carmel Science & Technology Park and are predominately Industrial-type uses with similar
building materials. Additionally, the site has two severe constraints, which need to be overcome in order to
properly design the site. These two difficulties are: the size and shape of the lot, and relocating the truck
dock to face the adjoining Industrial uses.
The proposed use of the site complies with the present zoning of the property. We propose to install a
13,164 sq. ft. building addition with a fac;ade of masonry and architectural metal wall panel to match the
existing structure. Additional improvements to the site include parking on the Southeast side of the site,
parking lot screening (per ordinance) along the perimeter of the parking areas, and the installation of
landscaping to meet landscaping requirements.
Although we have made every effort to comply with the Zoning Ordinance we are respectfully requesting the
following variances to the development standards:
1. CZO Section 20 0.4.6 Rear Building setback - 80 feet or three times the building height, whichever
is greater. Our request to reduce the rear yard setback from 82.8' to 60' and will still maintain the
required 60 foot buffer yard and existing tree line along the west side of the site.
We have met with staff in order to develop the site in a manner, which is harmonious with the surrounding
uses and zoning. Their feedback is reflected in the proposed site plan and redevelopment of the site.
