Docket No. 187-02 DP Amend/ADLS; Carmel Science & Technology Park, Block 12, Lot 5- Line Systems The applicant seeks Development Plan and ADLS Amendment approval to construct a building addition. The site is located at 1402 Chase Court. The site is zoned M-3/Manufacturing. Filed by Adam Dehart of Keeler Webb Associates for KAT, LLC. The applicant is proposing to expand the existing building at 1402 Chase Court. The site is located on a cul-de-sac and backs up to residentially zoned property fronting on Guilford Road. Please see the informational packet provided by the applicant. In addition to DP Amend and ADLS approval the applicant is requesting a Variance to encroach into the required landscape yard along the west side of the property. The Department is in favor ofthis request and the proposal submitted to the BZA requesting relief from the required landscape yard based the previous zoning change concerning the parcel to the west. No concerns were raised by the public or comments from Plan Commission members that remained unresolved at the end ofthe Public Hearing. The Department recommended that the Plan Commission suspend its rules and move to approve the DP Amend and ADLS Amend at the meeting. However that motion failed and the item was forwarded to committee. The Department recommends that the Special Studies Committee forward this item to the full Plan Commission with a favorable recommendation. Committee Report 2003-0204
